Relocation guide · Portland & Vancouver
Moving here is a lot. Doing it right is everything.
Relocation because of employment, family, or a fresh start touches every part of your life: salary math, schools, commute times, and where to land first. Cho-chen guides newcomers, including many arriving in the U.S. for the first time, across Portland, Oregon and Vancouver, Washington, with clear communication in English or Mandarin and honest reporting from every home she visits for you.
Decide first
The six questions to answer before you home-search.
Most relocation stress comes from answering these too late. Nail them down early and the search becomes a pleasure instead of a scramble.
Taxes and salary
Oregon has no sales tax; Washington has no state income tax. Run your numbers both ways before you commit to a side of the river.
Commute reality
Drive I-5 or I-205 at rush hour once, both directions. Vancouver to downtown Portland is roughly 9 to 11 miles, but bridge traffic sets the real commute.
Schools
District assignments differ by block, and they change. Cho-chen verifies the current feeder pattern before you tour, not after you fall in love.
Weather
Gentle summers, wetter winters. If you are moving from sun, spend a January weekend here before you decide. The gray is manageable, but it is real.
Daycare and hobbies
Your daily life depends on what is nearby: preschool waitlists, soccer clubs, music lessons, dog parks. Cho-chen can match neighborhoods to your weekend.
Out-of-state license
Bring your Oregon or Washington real estate license questions to her; she holds both (OR #201214573, WA #137764) and has done the cross-state math herself.
Choose your side
Portland or Vancouver: match the numbers, not the hype.
Oregon side · Portland
Urban energy and no sales tax
- Walkable districts: Pearl District lofts, Sellwood-Moreland craftsman blocks, Lake Oswego schools on a lake.
- No sales tax on everyday purchases.
- State income tax applies, which matters if your salary is high.
- TriMet MAX Orange Line connects Sellwood to downtown Portland.
Washington side · Vancouver
No state income tax, close to Portland
- No state income tax on your paycheck.
- Uptown Village offers historic charm about 9 to 11 miles from downtown Portland over the bridge.
- Fisher's Landing brings newer suburbs and highly rated Evergreen district schools near I-205.
- Bridge traffic sets the real commute; test it once at 8 a.m.
A typical relocation
Out of town, out of state, never out of the loop.
"She also visited properties for us, checked on things we couldn't, and let us know what she found before we made the drive. That saved us a lot of time and made the whole home search much easier."

Relocation FAQ
The questions every newcomer asks.
Should I rent or buy when I first arrive?
It depends on how well you know the area and how fast your job move forces you. A short rental gives you time to learn the neighborhoods, but rents are non-refundable and moving twice costs money. Cho-chen will lay out the math for both paths with your timeline.
Portland or Vancouver: which side of the river?
Portland offers more urban energy, walkable districts, and Oregon's no-sales-tax shopping. Vancouver offers Washington's no-income-tax paycheck, generally newer or more affordable housing in places like Fisher's Landing, and an easy drive over the bridge. Your salary, commute, and lifestyle decide it, and she works both sides comfortably.
I cannot visit before buying. Is that possible?
Yes, and she does it regularly. She tours homes for you with video calls and honest commentary, checks on things you can't, and structures your offer with contingencies so you are still protected. Her out-of-town buyers repeatedly name this as what saved them.
Will my out-of-state license be a problem?
Not with Cho-chen. She holds active broker licenses in Oregon (#201214573) and Washington (#137764), so the same agent can represent you on both sides of the river without hand-offs.
How long does a cross-state purchase take?
A typical purchase closes in roughly 30 to 45 days once you are under contract. The longer variables are the search itself and your old home's sale. She plans the calendar backwards from your target move-in date.
